The AccretivPLUS TI Note, listed on the MERJ Exchange, offers investors an alternative fixed-income opportunity that has become possible due to persistent high U.S. interest rates. Notes have become popular amongst investors who are looking for an alternative to the high levels of uncertainty and volatility in equity markets. With 10-year Treasury yields expected to remain above 4.25% through 2025, institutional and high-net-worth investors are shifting toward private debt products for fixed returns and lower volatility.

Purpose and Uses

AccretivPLUS underlying buildings have senior debt in the capital stack sourced mostly from traditional banks. Most of these loans enjoy exceptionally low rates of interest because of the time that the rate was fixed on the acquisition of the building. It would make sense to raise additional debt from these institutions for purposes of installing new tenants, extending existing tenants or undergoing renovation or improvement of the buildings. This would result in the full loan undergoing a restructure aligning with current interest rates. In some instances, this would result in an increase in the interest on the senior debt from 3% to 7%.

The company intends to capitalize on market conditions and acquire new buildings at a discount, often requiring short closing periods. AccretivPLUS will acquire the building and raise the equity required to replace the mezzanine debt. The company may also use Note funds for this purpose. AccretivPLUS is raising these notes exclusively for the improvement of the underlying real estate of the Company, to advance its goal of growing the value of its portfolio of healthcare buildings.

How can I invest in the AccretivPLUS TI Note?
The offering appears on www.orbvest.com platform as an investment product listed under “Investments.” You will need to set up an account with OrbVest who will seamlessly act on your behalf on the MERJ exchange. What fees are charged on a note transaction?
Investing in AccretivPLUS TI Note does not incur any fees levied on the Bond Holder. The issuer absorbs all costs relating to the investment. Note that the MERJ exchange levies a $20 withdrawal fee and related bank charges will be for the account of the Bond Holder.
Is there any documentation that I would need to sign?
The AccretivePLUS TI Note is a listed debt instrument, traded on the MERJ exchange Stock code: ACCBond1. The  "Pricing Supplement" that is required to be signed between the company and you is available on the platform or through an Orbvest investment consultant
How do I get paid my interest?
All interest earned will be accrued and capitalized until redempetion.
What happens when I want to redeem my note?
When the note is redeemed , the return of the capital will be made after 14 days from the end of the month (subect to banking delays) and can then be withdrawn from your wallet* at your convenience.
What is the collateral underlying the transaction?
The AccretivPLUS TI Not is backend by AccretivePLUS Healthcare Portfolio Limited, that owns an underlying portfolio of medical commerical real estate exceeding $200 million in values with over $80 million invested equity, providing investors with structured risk-adjusted returns in a resilient asset class.
What happens at the end of the five-year period?
The fund terminates and capital and capitalized interest is returned to the bond holders.
